Location, location, location. Perched literally above the Martmachi subway station, you can walk from the hotel to the subway or even the bus stop completely underground. Great for the winter or the rainy season, though be aware there are pretty much no escalators.. use the elevator or be ready for stairs, Two stops north of the main festivities for Gion Matsuri this put us in a great position to visit the festivities and return back to home base with minimal effort. The hotel itself is separated into the main building and the annex... both were fine, but be aware of room locations when booking. Breakfast was a buffet with some good variety, and included with our rate so we found it a great option every morning. Rooms were comfortable, with all the amenities needed available downstairs as well. Having washing machines available in the hotel, especially with a web-based "in use" monitor, was handy as it came midway through ou trip and allowed us to do some cleanup. Be aware there are a limited number of machines, so they were heavily in use most hours we were there, and a small load takes 3 hours to wash and dry (same machine). Staff was helpful, lounge area on the first floor was great while waiting to check in, and overall made a great spot right in the middle of everything and super convenient to the sightseeing busses (202, 205, 93, etc).

Right above an underground subway station, so easy to get to. The room, while not the biggest, was extremely well laid out and efficient. Everything is very modern. Super clean. McDonalds, Lawson, and 7-11 are a block away. Lots of outside dining options nearby. Palace grounds are also a block away. Front staff were excellent. I forgot to return a hotel key from my previous stay and they contacted the hotel and arranged for it to be returned courier without hesitation. Excellent service in this regard. It feels a bit more like a business hotel, but there were numerous families here and they offered things that were attractive to kids ( cotton candy machine on weekends, a little carnival style toy netting activity etc.). I'd stay here again without hesitation.

The hotel is situated right above a subway entrance making it very convenient for public transport. There is a Family Mart convenience store about 100 m away and a bus stop as well. The rooms were spacious and the beds were comfortable. The hotel has a gym which has decent variety of equipment. There is also a Nespresso coffee machine and microwave free for you to use. Each level has a water dispenser which was extremely convenient. There are a couple of washing machines and dryers available, however they're always usually taken. But the hotel is a 5 min walk away from a laundromat that accepts both card and cash and is open 24 hours. The staff were very accommodating to our needs and they will organize luggage to be sent to your next destination.

clean, spacy big rooms with your own private bathroom (many hotels in Japan doesn't have that) - the hotel is literally next to Exit 6 of the subway station, you can even walk there dry footed on a rainy day. Linked with the hotel (access also possible via the lobby) is a super nice "School Bus Coffee Shop" - their pastries are amazing, authentic Danish - and coffee is really good. Chill vibe! I prefer that over the Hyatt breakfast buffet (which is also good, but just less chill vibe) - and the bed was super comfy, had the best sleep. There is free cold drinking water to be replinished in water dispensers on every floor.

Very nice hotel with incredibly friendly staff. Everything was taken care of of, our room was in the 5th floor and had space for the luggage as well as a separate shower/bathtub room. There was a water and ice dispenser on our floor and tea and coffee for free in the lobby. The breakfast room was nice and lobby really comfortable as well. Good mixed (western/Japanese) breakfast. The hotel is right next to a subway station. You don't even have to get on the street from there to get into the lobby. The next bus station is 2-3 min by foot away and you can walk to the Imperial Palace or Nijo-jo easily.
